What is the BLM serial number?
This is the most important piece of information. It allows you to verify the claim's status in the Bureau of Land Management's MLRS database
Is the claim "active" and in good standing?
You must confirm that all annual maintenance fees have been paid and filed with both the BLM and the local county recorder.
Is it a Lode or Placer Claim?
This determines what you can mine. A Lode claim is for minerals in a fixed vein (hard rock); a Placer claim is for minerals in loose deposits like river gravel (gold nuggets).
Is the seller the sole owner?
Mining claims can have multiple owners. You need to ensure all parties are signing off on the transfer.
Are there any "legal encumbrances" or liens?
Just like real estate, claims can have debts or legal disputes attached to them.
